When you need emergency rope access

Problems at height rarely give advance warning. These are the most common reasons people call us:

  • icicles, snow overhangs and snow build-up on a roof or cornice,
  • detached render, a cracked facade panel or a loose section of insulation,
  • storm damage: torn-off metal sheets, lifted roofing felt, damaged flashings and chimneys,
  • a broken gutter or downpipe and water running down the wall,
  • a wobbly banner, light box, aerial or camera,
  • branches that have fallen onto the roof and could puncture the roof covering,
  • a structural element that simply “looks wrong” and nobody can inspect up close.

The last point matters more than it seems. Many call-outs are simply for a close-up inspection – the manager can see a crack or something sticking out, but from the pavement it’s impossible to tell whether it’s cosmetic or a real hazard. Abseiling down and looking at it from half a metre away settles the matter within an hour.

What we do after your call

An emergency call-out follows a different order from planned work. Safety first, appearance second.

  1. Securing the area. We cordon off the area below the work before anyone goes on the rope, protecting the pavement, greenery and parked cars.
  2. Removing the hazard. We knock down icicles and detached render, take down damaged elements and remove anything that could fall.
  3. Assessment and documentation. We inspect the damage up close, take photos and describe the cause.
  4. Permanent repair. If it needs materials, the right weather or a wider scope, we agree a separate date and give you a quote.

Icicles, snow overhangs and roof snow clearing

Winter brings the most emergency call-outs. Icicles on a tenement cornice or above a stairwell entrance are not a cosmetic issue – they are blocks of ice weighing several kilograms above the heads of passers-by. We remove icicles by rope access with the area below secured, including places a cherry picker can’t reach: above a narrow pavement, in an enclosed courtyard or next to a historic facade. Falling render and loose facade elements

Detached render usually gives warning signs: a hollow sound when tapped, a crack along an edge, a darker damp patch. The problem is that nobody checks until a piece falls. We tap-test the facade by rope access, remove everything that is coming away from the substrate and secure the area against further falls. We also tell you honestly whether it’s a one-off defect or a sign that the facade needs more extensive renovation.

Storm and wind damage

After strong winds, we most often deal with torn-off metal sheets, lifted roofing felt, damaged chimney flashings or broken downpipes. Such an element can hang by a single screw and fall onto a car park or pavement with the next gust. We come out, take down or refix the damaged part, protect the exposed area from water and document the damage.

We always cordon off the area below the work – it’s the first step of every call-out, not a formality at the end. As the client, you don’t need to arrange permits or prepare the site; we take care of the health and safety paperwork and securing the area.

Documentation, report and invoicing

After the call-out, you receive a full set of materials: close-up photos of the damage, a description of the cause and a report on the work carried out. For a property manager or owner, this provides the documentation needed for an insurance claim and for accounting for the cost within the residents’ association.
